What to know when the old siding comes off

Removing old siding shows how well the outside of the house was built. Water damage, poor flashing, patched-over openings and old vent holes can turn up underneath, so ask how the quote handles repairs found during tear-off.

It is also a chance to clear away old light fixtures, abandoned cable lines, unused mounting hardware and empty penetrations. Clean trim transitions, tidy penetrations and properly flashed light fixtures make a bigger difference to the finished look than the color or the material alone.

Questions to ask before you sign

Matt's list for this job.

  1. Are you removing the old siding, and which siding, trim, soffit, and fascia materials are included? The proposal should identify the exterior pieces being replaced and the old trim that will stay.
  2. If removal exposes rot or damaged sheathing, what will you show me and how will we agree on repairs?Removing siding reveals the wall underneath. A documented repair process keeps hidden rot from becoming an open-ended bill.
  3. How will the water barrier connect to window, door, roof, and deck flashing?Flashing and the wall barrier have to direct water outward at each opening and attachment.
  4. How will you handle the bottom edges, clearances, and drainage details for this material?Drainage space and proper clearances help keep moisture from being held against the wall.
  5. Who removes and reinstalls lights, outlets, vents, gutters, and other attachments?Exterior fixtures need sound mounting and weather seals when they go back on.
  6. Does the price include the final finish, sealants, access equipment, permits where needed, and cleanup?Paint, sealants, and access equipment can make the difference between a material quote and a finished exterior.
  7. Who does the installation, and what do the material and workmanship warranties actually cover?Material defects and installation errors may fall under different warranties with different people handling the repair.

Also worth asking

  1. How will you protect the property and leave it clean at the end of each day?Flower beds, walkways, and household access deserve protection throughout demolition.
  2. Who is accountable for crew supervision, required permits, and getting a leak repaired after the job?A leaking installation needs a named contact who can arrange a repair without sending you between companies.

Questions people ask

How much does new siding cost?

Nationally, the middle half of homeowners paid $3,430 to $16,490 for professional siding work, with a typical job at $7,590. The survey does not split jobs by size or material, so one wall and a whole house, or vinyl and fiber cement, share one range. Enter your ZIP in the checker to see the range for your region, then compare the scope on your quote.

Why is the siding range so wide?

The survey asks homeowners whether they added or replaced siding and what they paid. That mixes partial jobs with full houses and cheaper vinyl with heavier products. Ask your contractor for the square footage covered and the product line. Then compare bids for the same coverage and product, since the survey range cannot do that for you.

Where do the siding numbers come from?

From the Census American Housing Survey, a national survey of homeowners run by the Census Bureau and HUD. We keep jobs done by a professional, adjust each one to today's dollars, and weight them as the Census Bureau does. The survey's category counts added siding along with replacements, which we note because it makes the range a little broader.

What should a siding quote include?

Removal and disposal of the old siding, repairs to the sheathing underneath, house wrap, trim and flashing around windows and doors, and cleanup. If a quote under $3,430 leaves several of those out, the low number may not hold. Ask for each item in writing, and check the questions list on this page before you sign.
