What to know before a water heater swap

If your tank has failed, you may be pricing a replacement in a hurry. Even then, ask for the full scope in writing so a second quote is a real comparison.

Replacing a water heater can bring other problems to light: corroded shutoff valves, undersized vents, poor drainage, a worn expansion tank, a failing stand or questionable wiring near the equipment. Ask how the contractor will price anything they find before fixing it.

On the quote, look for new shutoff valves, the drain pan and drain route, an expansion tank where needed, a sturdy stand and enough room around the heater to service it.

Tankless units and power-vent tanks need electrical power for ignition, controls and fans, and a tankless unit can also need a larger gas line, new venting and a condensate route. Ask the quote to say who handles the venting, the gas line, the condensate, the receptacle and the permits. Gas sizing, venting and plumbing belong to the plumber or HVAC contractor; the receptacle and any new circuit belong to the electrician.

Questions to ask before you sign

Matt's list for this job.

  1. How did you choose this type and size for our actual hot-water use?Hot-water demand depends on when and how the household uses it, as well as the heater type.
  2. What gas, electrical, venting, or room-air changes does this exact model need, and are they included?New utility connections or a different vent route can turn a replacement into more than a tank swap.
  3. If another appliance shares this vent, will it still vent properly after the heater is replaced?Taking one appliance off a shared vent changes the conditions for the appliance still using it.
  4. Where will relief discharge, condensate, and any drain pan go, and what leak protection is included?Discharge and drainage need suitable destinations, with a plan for limiting damage if the heater leaks.
  5. Does my plumbing need pressure control or an expansion tank, and what is that recommendation based on?Existing pressure conditions deserve a check so the new heater is not installed into an unresolved plumbing problem.
  6. Does the installation price cover permits, inspection, shutoff changes, disposal of the old heater, and any recirculation connections?Removal, valve changes, and recirculation connections belong in the scope along with the expected hot-water outage.
  7. What maintenance does this model need, and what do the labor and equipment warranties cover?Routine service requirements and access can shape the cost and hassle of owning the heater.

Questions people ask

How much does a water heater installation cost?

Nationally, the middle half of homeowners paid $1,030 to $2,350 for a professional water heater job, and the typical job came in at $1,610. The survey does not split jobs by type. Switching type, moving the unit, or adding venting, gas or electrical work can all move a quote. Use the checker for your region's range.

Is a tankless water heater quote supposed to be higher?

It can be. Tankless units often need a larger gas line or new venting, and electric models can need a heavy new circuit. The survey groups all water heater types together, so a fair tankless quote can sit above $2,350. Ask the contractor to separate the unit from the gas, venting and electrical work so you can see where the money goes.

Where do the water heater numbers come from?

From the Census American Housing Survey, where homeowners report work done on their home and what they paid. We keep professional jobs, adjust each to today's dollars with the consumer price index, and weight them as the Census Bureau does. The survey counts added water heaters as well as replacements, so a few jobs are new installs.

What should a water heater quote include?

The unit and its size, removal and disposal of the old one, connections, an expansion tank where your code requires it, venting, the permit, and any gas or electrical changes. A quote under $1,030 may leave out the permit or haul away. Check the questions list on this page and get the answers in writing.
